Housing

A home is available on the property, but it requires repairs. The landowner is open to allowing sweat equity in lieu of lease payments for a period of time. Repairs would be supervised by the landowner and a licensed contractor to ensure all work meets code. The landowner is also willing to help with the cost of materials.

About Us

We are a middle-aged, childless couple living on an adjacent 5-acre parcel. We’re looking for a young individual or couple who is interested in:

  • Learning the ins and outs of sustainable farming
  • Working alongside us
  • Gradually taking over the daily operations and farm business

Mentorship is available if needed.

Lease Terms

We are currently only offering a lease arrangement. A long-term lease is possible for the right person(s), but we would begin with a short-term agreement to ensure compatibility and a good working relationship.

Structures on Property:

House – two story, three bed, 1 bath farm house built in early 1900’s. Last lived in seven years ago, not in good condition. Electric, gas and water are on and kept heated in winter; would need work to be lived in. Landowner would consider sweat equity repairs in lieu of rent which would be supervised by the landowner and a contractor. Landowner willing to assist with cost of supplies.

Small pole barn – decent condition, three stalls, supply area, hay stored in mow, electric.

Green house – approximately 13′ x 17″ – needs covered, not in use.

Utility Access:

Electricity on in house and barn.

Spring water supplies house – access to public water at road – not run to property.

Gas wells on property – free gas to house.

Fencing on Property:

Perimeter fence built in 2022, like new – woven wire with two hot wires – encloses approximately 6 acre pasture.

My property has been farmed over the past 5+ years in both corn and soybeans and I am interested in having a farmer come in with long-term goals in mind with a focus on sustainability. Will consider discussions with farmers looking to crop, raise livestock, and/or produce vegetables.

The farmed area represents 13 acres. The land is in the Sweet Valley area and easily accessible off a main road. The land slopes downhill to a wood line before a steep decline to a creek. Soil types are WIC and OID.

I am looking for a rent or lease agreement. There is a large bank barn and well for water access that I would consider to be included in any agreement.
