Landowner #30221

79 acres located in Knox, PA

Farm Description:

This versatile 79+/- acre country property offers a unique combination of productive farmland, wooded acreage, residential improvements, and opportunities for continued agricultural use or investment.

Approximately 26 acres are currently farmed, with a local farmer leasing the cropland for production of corn, sorghum, and soybeans. Approximately 37 acres are wooded, with the balance of the 79 acres consisting of maintained fields and mowed areas.

The existing agricultural arrangement provides income potential while allowing a future owner flexibility to continue crop production or adapt portions of the property for other agricultural uses.

A historic late-1800s bank barn provides substantial space for agricultural, equestrian, or hobby use and includes six stalls. The barn was improved with a new metal roof and doors in 2024. A large chicken coop provides additional infrastructure for poultry or small-scale farming.

While the property is not currently fenced for livestock, fencing could be added to utilize portions of the open acreage for horses, cattle, sheep, goats, or other livestock.

The property is improved with a thoughtfully updated 3-bedroom, 2.5-bath farmhouse featuring custom Kahle’s Kitchen cabinetry, a stone fireplace, two light-filled main-floor sitting rooms, and a large swimming pool.

A separate and spacious guest house includes 1 bedroom, 2 full baths, two kitchenettes, and a loft that could serve as an office, studio, workshop, or additional flexible space.

The family has historically maintained the property while leasing the productive cropland to a local farmer. Their goal is to transition the property to a new owner who recognizes its long-term agricultural and investment potential. With productive acreage, substantial woods, open fields, existing farm infrastructure, multiple residential spaces, and the ability to expand into livestock or other agricultural uses, the property offers considerable flexibility for its next chapter.

Structures on Property:

The property is improved with a 2,750 sq. ft. farmhouse, originally built in 1890 and fully renovated throughout the 1980s–1990s. The home offers 3 bedrooms and 2.5 bathrooms and blends its original farmhouse character with thoughtful updates, including custom Kahle’s Kitchen cabinetry, quality finishes, a stone fireplace, two light-filled main-floor sitting rooms, and a large outdoor swimming pool.

A separate 2,000 sq. ft. guest house, approximately 30′ x 40′, was renovated in 1997 and offers 1 bedroom and 2 full bathrooms, two kitchenettes, and a loft area. The flexible layout provides additional living and workspace that could accommodate guests, extended family, a home office, studio, workshop, or other uses.

The property also features a historic late-1800s bank barn, approximately 60′ x 40′, with six stalls. The barn has been well maintained and received a new metal roof and new doors in 2024. It is suitable for livestock or equestrian use, as well as equipment, feed, and general farm storage.

Additional structures include a detached two-car garage with a concrete floor, heat, electric service, and electric garage doors; a large chicken coop suitable for poultry or other small-farm uses; and a pool pump house serving the home’s large outdoor swimming pool.

Utility Access:

Electric service is available to all structures on the property, with 200-amp service to the main farmhouse. Both the farmhouse and guest house have water service and are heated by gas-fired hot-water furnaces with hot-water baseboard heat. The existing systems could potentially be converted or supplemented to provide air conditioning.

The property is served by a private septic system.

The water source is a spring-fed system that supplies an approximately 1,000-gallon holding tank/cistern, with water then supplied to the residence through an approximately 10–12-foot-deep well/cistern system. A new water pump was installed approximately two years ago. The bank barn, detached garage, chicken coop, pool pump house, and other structures have electric service, while water service is currently provided to the farmhouse and guest house.

Fencing on Property:

No fencing currently on property.

The property’s 89 acres span both sides of a state-maintained, paved road.

A bank barn is located directly across from the house and is surrounded by approximately 10 acres of pasture with a cow pond.

The 2 BR, 1 BA 2-story house has newer metal roof/siding/windows and is in very good condition. There is propane heat with a newer hot air furnace, as well as electric radiator panels in the kitchen and living room as an alternative. A wood stove could be added in the basement or living room. Off the entry is a bonus room that could be made into an extra bedroom with a bath.

A neighbor makes hay from the pasture and has monitored and amended the soil as needed. Behind the house is 40 acres of pasture and woodland. Additional acreage includes conservable meadow, fen/wetland and bog. The pasture was planted with hedgerow trees and warm season grasses while enrolled in a USDA conservation program from 2011-2022. Approximately 15 acres of woodland is located at the far back of the parcel, which has been logged sustainably using a consulting forester, most recently in 2020.

The valley is a mix of legacy family farms and farmettes with cattle, goats, horses, corn and soybean crops. Some Plain Sect families own properties in the immediate area, but most do not farm.

It would be great to make this a working farm again.

Sale–prefer conventional bank loan or cash. The right buyer will have a plan and money lined up.

Landowner Listing 30119

My property has been farmed over the past 5+ years in both corn and soybeans and I am interested in having a farmer come in with long-term goals in mind with a focus on sustainability. Will consider discussions with farmers looking to crop, raise livestock, and/or produce vegetables.

The farmed area represents 13 acres. The land is in the Sweet Valley area and easily accessible off a main road. The land slopes downhill to a wood line before a steep decline to a creek. Soil types are WIC and OID.

I am looking for a rent or lease agreement. There is a large bank barn and well for water access that I would consider to be included in any agreement.
